About these rates
The Freddie Mac Primary Mortgage Market Survey (PMMS) has tracked average US mortgage rates since 1971. The 30-year fixed-rate mortgage is the most common home loan product; its rate is the benchmark for the US housing market.
30-Year Fixed — the standard mortgage, with the same interest rate and monthly payment for the entire term. Lower rates mean lower monthly costs for the same loan amount.
15-Year Fixed — typically 0.5–0.8 percentage points below the 30-year, with higher monthly payments but substantially less total interest paid over the life of the loan.
5/1 ARM — a mortgage with a fixed rate for the first 5 years, then adjusts annually. Can start lower than fixed rates, but carries the risk of rate increases after the fixed period ends.
Rates shown are national averages. Your actual rate depends on credit score, down payment, loan type, and local market conditions. Data from the St. Louis Fed FRED database, which mirrors the Freddie Mac PMMS. This site is not affiliated with Freddie Mac or the Federal Reserve.
